You may have seen something you like, perhaps sketched out a proposal or even had a discussion it with the planners. We can advise you whether it is possible bearing in mind the costs and statutory guidelines.

At that initial meeting, the proposal will be discussed and sketches prepared from a rudimentary survey taken at that time.

If you are comfortable with our involvement, the procedure we will carry out is as follows:

1. Full survey of the existing dwelling.
   
2. Preparation of planning drawings (not computer assisted) which are sent for your approval.
   
3. After you approve the design, a planning application to the local authority is made (if necessary).
   
4. Following their approval, the drawings are completed for building regulation submission and include specifications and structural calculations.
   
5. When all approvals are achieved, you will be able to obtain competitive prices from your choice of builders.
